GENERAL INFORMATION:
Both tracts will be sold individually with no combinations.
Tract 1 is an excellent tract of cultivation with Class II fertile soils of Harney silt loam and minimal slopes of 0-3%. This tract is currently being offered in a rotational crop. Possession on the 2/3 will be available for possession in 2025. It has good access only 1.5 miles from K4 Highway and is bordered on the East by a good gravel sand road.
Tract 2 is a tract that provides good productive cultivated acres of silt loam soil types. The unfenced grassland acreage provides for adequate drainage and appears to have had portions of it hayed for livestock. K4 Highway splits the tract in the Southeast which also provides excellent access off the highway.
MINERALS:
All Sellers Interest to be Conveyed to the extent owned by the SELLER. To the SELLER knowledge, all minerals are intact.
TAXES:
Real Estate Taxes for Year 2024 and all prior taxes to be paid by the SELLER. Year 2025 and all future Real Estate Taxes to be prorated through June 30, 2025. The 2024 Real Estate taxes were:

POSSESSION:
TRACT 1: Possession on planted wheat acres to be at the completion of the 2025 wheat harvest or August 1, 2025, whichever comes 1st. Possession on the planted milo crop to be at the completion of the 2025 milo harvest or December 1, 2025, whichever comes 1st. Possession on the idle milo stalks to be immediate upon all parties signing the contracts and the receipt of down payment.
TRACT 2: Possession on planted wheat acres to be at the completion of the 2025 wheat harvest or August 1, 2025, whichever comes 1st. Possession on unfenced grass acres to be at closing.
TERMS: 10% down day of sale, balance to be paid upon title approval and delivery of deed, said closing to be on or before July 21, 2025, or as soon as title requirement, if any can be corrected. Every effort will be made to honor said original closing date set forth in this contract. Sale is not contingent on the purchaser obtaining financing. Financing, if necessary, needs to be approved prior to the auction. The seller agrees to convey said property by a good and sufficient Trustees Deed to the purchaser, subject to easements restrictions, roads, rights-of-way, leases, reservations, and county zoning regulations of record. Said deed shall be delivered to the purchaser at the time of settlement. Seller(s) to furnish and pay for title insurance showing merchantable title in the Seller. Title Insurance is being prepared by La Crosse Abstract & Title. This tract is being sold by U.S. Government Survey and Meets & Bounds Survey.
